Landlords and Tenant Act 1985 requires that all electrical installations in a rented property must be:
Safe when a tenancy begins
Maintained in a safe condition throughout the tenancy
Landlords and Tenant Act 1985 makes it an implied term of every tenancy that the landlord will keep in repair the structure and exterior of the property and keep in repair and proper working order of the installations in the dwelling/house. The landlord cannot make the tenant responsible for these repairs. It is the landlord's responsibility that the above requirements are met and are continued to be met.
All councils and most good Estate Agents require a Landlord's Certification before they take on a property.
When tenants/clients move out before the end of Landlord Safety Certification runs out the Landlord is automatically obliged to have a re-inspection and test of electrical installation before any new tenants/clients move in.
